Townsville property market update — March quarter 2026

The latest official sales figures confirm what we’ve been seeing on the ground in Townsville: prices have kept climbing, and buyers are still competing for well-presented homes.
The numbers
According to the Queensland Government Statistician’s Office, homes sold across the Townsville City Council area in the March quarter 2026 had these median prices:
- Houses: $700,000, up from $605,000 a year earlier (+15.7%), from 958 sales
- Units and townhouses: $478,750, up from $400,000 a year earlier (+19.7%), from 301 sales
For context, the median house price was $500,000 in the June quarter 2024, so it has risen about 40% in under two years.
What it means for sellers
- Your home may be worth more than you think. If you last had it valued a year or two ago, that figure is likely out of date.
- Medians are city-wide. Your street, your suburb and your home’s condition matter far more than the Townsville median. A comparative market analysis of recent nearby sales is the only reliable guide.
- Presentation and pricing still decide the result. A rising market doesn’t reward overpricing. Homes priced right from day one attract the most competition.
