Methods of sale in Queensland
Private treaty
Listed with an asking price (or "contact agent") and buyers make offers. The most common method in Townsville.
Auction
Buyers bid publicly on auction day. Queensland agents can't give buyers a price guide, so listings show "Auction" with no price.
Expressions of interest
Buyers submit their best offer by a set date. Suits unique homes where the market value is hard to pin down.
Common questions
How is my appraisal price worked out?
I look at recent comparable sales nearby, what's currently for sale, buyer demand and your home's features and condition. If you ask me what your property is likely to sell for, I'm required to give you a comparative market analysis (CMA) with that information — so you'll see the evidence behind the number.
Can you give me a price guide if I sell at auction?
No. In Queensland, agents can't give buyers a price guide for auction properties. I'll explain how we manage buyer expectations instead.
Which method of sale is right for my home?
Private treaty suits most homes in Townsville. Auction can work well for unique or high-demand properties, and expressions of interest can suit prestige or hard-to-price homes. I'll recommend one based on your property and the market — not on what suits me.
How long will it take to sell?
It depends on price, presentation and the market. I'll show you recent days-on-market figures for your suburb at the appraisal.
What does selling cost?
The main costs are the agent's commission and your marketing campaign, plus your conveyancer or solicitor. In Queensland, commission and marketing are set out in writing in your appointment of agent form before your home goes on the market, so there are no surprises. I'll give you a clear written quote at the appraisal.
